Position Overview The role of Land Project Manager with Mactaggart & Mickel within the English Strategic Land business unit (ESL) is a unique opportunity brought about as a result of our continued growth in the South of England. Mactaggart & Mickel has been operating in Scotland for over 94 years, however over the last 10 years has taken the opportunity to develop a Strategic Land Business Unit, consisting of a portfolio of land in the South and South West of England.As this strategic business unit develops the decision has been taken to expand its current base of operations in the South West into the Cheltenham/Milton Keynes corridor. The primary aim of this role is to support the existing ESL team to secure opportunities across the South West and South East of England.The role is ideally suited to an individual looking to gain experience within strategic land and will offer development opportunities. The Land Project Manager will report to the Head of Strategic Land will be based out of our Cheltenham Headquarters. Due to the nature of your role you will have a large number of internal/external customers, therefore, it is critical you build and develop highly effective working relationship. Key Responsibilities To monitor Local Authorities identifying which do not have an adopted local plan or supply of housing land and ensure the date is up-to-date, relevant and retrievable. Be proactive in making recommendations to as to which Local Authorities should be targeted and provide supporting evidence. Create and develop a management system to enable you to conduct land studies in a consistent and logical manner. Apply the most suitable methods for identifying positive attributes of land on sustainable settlements. Apply the most suitable methods for identifying potential constraints using statistical analysis. Select and shortlist identified sites for further detailed investigation and appraisal. Internal resources and external consultants must be managed and controlled cost effectively and within Key Date deadlines in order to assist with the progression of suitable land opportunities from identification through to the gaining of planning permission. Coordinating the detailed investigations, instruction of layouts and market research are completed within agreed timescales in order to commence and compile a Board Report for all sites identified to be taken forward to a land bid stage. Conduct site visits and appraisals in advance of appointments. Seek detailed market research, suitable product mix and recommended selling prices to ensure that a robust bid is made for all sites that have been identified as being suitable for M&M. Instruct the project team to provide (where appropriate) detailed land survey (or topographical) for any site under consideration. Request a summary of the findings of any detailed SI or environmental reports provided and prepare an initial desk top report on all service and infrastructure implications for the land bid. You will work towards being able to undertake land purchase negotiations and responsibility for preparing land offers and negotiating with the vendors or their agents. Providing clear instructions to solicitors appointed to act on behalf of M&M in the preparation of offers for suitable land and instructing the solicitors on all qualifications that are to be contained within the offer. Ensure that the Head of Strategic Land has approved all offers prior to their submission. When solicitors are instructed, they must be provided with a plan of the site under offer and agreed detailed heads of terms accurately defining the structure of the offer. Ensuring that the final offer prepared by the solicitor is checked prior to the formal submission and that all subsequent contractual conditions and application submission dates are achieved. Build and enhance the contacts network through effective communication and promotion of the company profile with key land agents, land owners and other influential stakeholders. Monitor land market activity and use this knowledge to inform land identification and procurement strategies. Following a confirmed appointment, distribute the relevant documentation to appropriate individuals. The Land project Manager will attend appointments and will work towards leading and negotiating terms with landowners as appropriate. Key Experience: Demonstrate a full understanding of the Home Building industry Demonstrate a clear understanding and track record of the land and planning process in relation to residential development Qualifications in any Planning and/or Commercial related disciplines, including RICS or RTPI qualified You will seek to establish a relevant contacts network Strong and pro-active aptitude for communication, networking and teamworking Strong communication and presentation skills. Self-motivated and self-disciplined. Sound management, interpersonal and negotiating and report writing skills Conversant use of Microsoft Office suite of tools, specifically Excel and Word Ability to interpret and take action to meet and exceed business plan objectives Good programme management skills would be highly desirable Flexibility will be required to support travel across South England and occasional meetings in Scotland, therefore, a full driving license is essential.
