Overview

Commercial Surveyor Central London Basic c£45,000 THE ROLE The Surveyor position will join a busy team to assist with the day to day management of client’s properties / portfolios. KEY DELIVERABLES Contribute directly towards improving the team’s fee income and profitability. Financial Management to include: Collection of tenant arrears, in liaison with the client accounting team, solicitors and bailiffs etc. Preparation and presenting weekly arrears reports at team meetings. Dealing with day to day ongoing property management issues. Inspecting properties to ensure compliance with lease terms and statutory requirements, preparation of written inspection reports and following up any issues with occupiers. Leadership of graduates within the team Service Charge Management: Setting and monitoring of annual service charge budgets for specific properties in liaising with the Facilities Management ("FM") team in line with the RICS Service Charge Code. Liaising with client accounting and the FM team on service charge income and expenditure management. Liaising with the FM team regarding ongoing repairs and planned maintenance of properties. Lease Event Critical Date Management: Implementing rent review and lease renewals. Responsibility for reporting to clients with recommendations prior to lease event dates and to seek client instructions. Liaising with other service lines and specialist teams within the firm as required ie Projects & Building Surveying on refurbishments, dilapidations etc. Consideration of and processing renewal application for licences, e.g. assignments, alterations etc, providing written reports and recommendations to and liaising with clients and client’s solicitors. Dealing with and processing insurance claims with client’s insurers. Preparation of client reports and attendance of client periodic meetings. Liaison with partners, in-house and external clients and their other advisor’s (e.g. solicitors and accountants), tenants and other stakeholders as appropriate. RESPONSIBILITIES Financials Understands what work generates revenue and results in profit. Team based fee targets and how these are achieved. Is aware of the team target and the role they play in achieving this. Clients and Business Development Manages internal and external client relationships at all levels on a day to day basis. Identifies and processes new business opportunities. A self starter keen to take on responsibility for managing instructions or subsections of major instructions within team with ability to prioritise when required. Enhances company reputation through successful delivery. People Ensures the team, including managers, are fully appraised of progress on an ongoing basis. Working closely with and sharing knowledge / providing information to colleagues and team. Attend external networking events, keep abreast of market developments and share these regularly with the team and Group as required. Systems and Process Adheres to Commercial Management processes and procedures. Evaluates, adapts and improves standards, techniques and procedures. Familiarity with property management systems PERSON SPECIFICATION Essential qualifications Educated to degree level. MRICS (or working towards). Essential experience Ability to work in a busy department with a challenging case load. Excellent communication skills both verbal and written Ability to build rapport and relationships, gaining the buy-in of partners and senior stakeholders Accustomed to working to tight deadlines, decisive and prepared to take on responsibility.
