Overview
Department: Housing Services Department Responsible To: Housing Services Manager Responsible For: N/A Hours: 9.00am-5.00pm, Monday to Friday. EHSL is a non-profit provider of supported housing to people with various needs, including learning disabilities, mental health issues, autism, and other health and social care related requirements. The majority of EHSL's accommodation (c.80%) is found within London, Surrey, Kent, Hertfordshire and Central England, with the remainder in the East and West Midlands, Gloucestershire, Dorset and Yorkshire. Main Purpose of Role Visiting properties to inspect, and provide advice and assistance to tenants in relation to their tenancy agreements. Conducting tenant sign-ups. Arranging repairs. Specific responsibilities. Executing of tenancy agreements and license agreements for new and renewing tenants. Conducting the new tenant sign-up process. Supporting tenants to prepare a completed Housing Benefit application form, collating all supporting documentary evidence required. Assist tenants to apply for council tax exemptions. Providing advice and assistance to tenants in connection with ability to adhere to their tenancy agreement. Liaison with EHSL’s care operator partners and other stakeholders with regard to queries and issues relating to the accommodation provided by EHSL. Maintaining a record of contact with tenants and other stakeholders. Identification and early stage intervention and remedy of tenancy breaches and antisocial behaviour. Undertaking property visits, inspections and routine checks as required and as per agreed time-scales and schedule, recording actions and outcomes accordingly. Identifying and arranging responsive repairs and maintenance and assisting with organising the delivery of adaptations, compliance related works, and communal services, following through to completion. Recording repair requests onto EHSL’s property management software, ensuring that notes are kept up to date and jobs are closed off once completed. Attending sites in connection with the above. Undertake any other duties as may reasonably be required in order to meet the changing needs of the organisation. Skills, knowledge and experience. Full driving license and use of own vehicle. Experience with MS Office Excellent oral and written communication skills A working knowledge of the housing sector Strong interpersonal skills Proactive approach Benefits: 25 days annual leave, plus bank holidays. Mileage paid at HMRC rates. (45p per mile up to 10,000 miles per annum, 25p per mile thereafter) Company mobile.
