Overview

An exciting opportunity has emerged for a Property Acquisitions Lettings Negotiator to join one of Badenoch & Clark's most improved Local Authorities in a temporary assignment for the next six months. Based in North-West London, this is a full time role for 36 hours per week. There is no line management responsibilities but our client is keen to hire a candidate with experience of: Engaging with private landlords, lettings agents, estate agents and other housing providers to identify and facilitate access to the private rented sector for people in housing need. Handling all enquiries and referrals from landlords relating to the Council's scheme to ensure an effective customer facing service. Working closely with the Homelessness Prevention and Temporary Accommodation teams to select appropriate homeless households to be nominated for a private rented properties. Supporting the wider housing objectives to minimise the number of households entering temporary accommodation and reduce the time spent in TA. Ensuring properties are suitable to let through the Council, including conducting inspections and inventories at the property. Maintaining good relationships with landlords and letting agents in order to promote the scheme and reputation. Working with the household and landlord to resolve any concerns arising from the tenancy. Supporting each household to maintain their tenancy and maximise the likelihood of an extension to any tenancy. Providing advice and guidance on a range of issues which may affect a households ability to maintain a tenancy including welfare benefits and employment and signpost to partner organisations when appropriate. Maintaining a thorough understanding of homelessness and private rented sector legislation including: the Homelessness Reduction Act 2017, Landlord and Tenant Law and the Housing Act 1996 (as amended). Please note, a car driver/owner would be highly desirable for this post as the role will involve a lot of external visits.
