Overview

Overview A growing European-wide leisure and entertainment company is looking for a Property Management pro from the retail, leisure or hospitality sector to bolster out the strategic capability of their Group Property function. This is a new and important role to the Group as a need to improve professionalism and proficient management of property costs, landlord relationships, legal obligations, compliance, leasing activities, site operations and third party management within your territory has become evermore essential. In doing so, you'll be supporting the development of a Group-wide strategy as the business undergoes variable growth initiatives including mergers and acquisitions. Core Responsibilities & Accountabilities Team Management - leading an Assistant Property Manager in delivering the requirements of the Group Strategy. Portfolio Management - day-to-day issues; relationship management; ensuring landlord obligations are met; tracking rent reviews; supporting Group Property; obtaining permits, planning and landlord consent on applications where required; advising the Group; and delivering approved installations where necessary. Effective third party management - select and manage qualified third parties; challenge costs; periodically review suppliers; and create reports for Group on costs, requirements and changes. Database Management - ensuring the Assistant Property Manager is using Horizon properly and all information is recorded accurately and track key lease event dates. Sub-Tenants - negotiate lease extensions and ensure costs are paid accurately. Budget Management & Reporting - prepare fully comprehensive financial reports outlining all costs incurred and forecasting cost; hold regular meetings with finance and Group to discuss adjustments where necessary; and ensure regular contact with the Group Property Manger to highlight increased expenditure. Essential Experience Multi-site Property Management in retail, hospitality or leisure. Reporting cost analysis, budget control and making business reports & recommendations. A strong track record in effective negotiation. Previous experience of developing and maintaining effective third party relationships. Experience of Landlord & Tenant legislation and a drive to remain apace with changes through self managed CPD. Including rent review, lease renewal and termination processes. Good awareness of the leisure and retail market across shopping centres, in town and out of town locations. Desirable Experience Hold a relevant Real Estate qualification ideally to degree level. MRICS qualified. Strong external network with the retail and leisure sector.
