Overview

Our Bristol based client is rapidly growing and they are looking for an enthusiastic, analytical and personable individual to lead the new Property team. Previous experience as a Property Manager is essential. The Role Within this role, they expect you to manage an allocated portfolio of buildings, providing efficient and accurate administrative and day to day management. You will also be expected to manage all aspects of Property Management that include reactive and preventative measures and assist with compliance and complaints or advice required and escalating to the Operations Director where appropriate. Key Responsibilities: To carry out various property management tasks as directed To assist the department to implement Company policies and procedures to an agreed standard To participate in Company wide initiatives both internally and for external clients Property Portfolio - To carry out but not limited to the below tasks: Ensure that company policies and procedures are consistently applied to required standards Ensure that SPV's are set up correctly Hold responsibility for the lease renewal process Ensure that mortgage statement reconciliation occurs on time Work with the technical team to ensure that property sales are conducted in a compliant manner Oversee day to day maintenance of leasehold properties Oversee the process for dealing with vacant properties Ensure that rent arrears are chased in a timely manner Act as the first point of contact for the insurance broker to ensure that all properties have the required level of cover Ensure that property valuations are requested every 3 years Ensure that all clients are being charged the correct fees for all the work that is being carried out Manage hard and soft copy data and e-mails and ensure all client files are updated Issue and ensure collection of service charge and ground rent and rental incomes Carry out regular site visits to ensure all buildings are in good order Have and continually update legal knowledge and understanding of relevant leasehold, Landlord and Tenant Act, Section 20 Notices and related lease restrictions and covenant issues Produce reports on the department on a monthly basis Skills and Attributes You should have: Knowledge of relevant Landlord and Tenant Act, RICS and ARMA Guidelines and Regulations and procedures and best practice on disseminating residential block property management advice Previous experience in a similar role (2 years preferred) The ability to carry out presentations both internally and externally The written communication skills to produce succinct correspondence to the business Client relationship management Excellent IT skills including Word, Excel skills Experience in leading and working effectively in teams Experience in supervising external onsite staff, and providing feedback to the service provider management Financial and management competency - able to interpret data and financial information to produce monthly report for the Directors Basic bookkeeping skills A commitment to providing excellent customer service to ensure we meet the clients present and future needs Property qualifications are desirable such as (RICS) Salary £35,000 - £37,000 To apply please hit apply or contact
