Overview

This is a unique and exciting opportunity to be part of one of the UK’s largest purpose designed 'Build to Rent’ developments based on the of the historic grand union canal, in Greenford. The General Manager is responsible for leading and implementing the activities which create a central (Community) meeting, living and lifestyle hub and drive the performance of Greenford Quay to achieve its operational and financial goals. Collaborating with wider teams and functional leaders across the business as well as external stakeholders to introduce and sustain best practices you will ensure this is a best in class community. The development is 20.3 acres,1965 homes across 7 buildings - all with on site management and resident amenities including roof terraces, resident lounges and courtyards. In addition, a wealth of amenities for residents and the local community alike, including shops, workspaces, an onsite healthcare centre, and a primary school. Key Responsibilities: This role will oversee and manage the business at Greenford Quay, will achieve key financial, experiential and developmental targets in a fast-past, high growth and ever-changing environment. Contributes to the design and delivery of a complex and evolving staffing structure, covering our in-house Community & Estate Management, Leasing, Concierge, Resident Events Management and Maintenance departments. Provides supportive and inspiring leadership to the team by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices. Establishes and maintains relationships with outsourced contractors delivering efficiency across all MF blocks at Greenford Quay, whilst coordinating with the wider Estate contractors. Develops strong relationships with Greenford Quay internal teams such as Estate Management, Retail Management or Leaseholders/Freeholders of Leasehold Blocks. Provides advice, direction, and assistance by participating in Operations, Leadership Team, Client and other relevant meetings to review performance, discuss strategy, and provide input to strategic decisions and direction. Leads the execution of business operations by developing processes, procedures, tools, documents, communication, implementation plans for new programmes and overseeing compliance with the Company’s operating policies and procedures. Your Profile: Degree qualified or equivalent relevant experience. Practical understanding of UK legislation relating to tenanted property and buildings management. ARLA, IRPM courses completed is desirable. Strong proficiency in using business systems software. Significant experience in a leadership position within the property management or similar sector where service through teams, revenue and occupancy will all be key profit drivers. Demonstrates the application and use of a people, financial, legal and general business management acumen to develop strategy, organisational design and provide leadership and direction to team members and managers across the organisation. Displays resilience and confidence with a true customer service ethos. Experience of engaging and collaborating with multiple stakeholders across the business. Experience in creating and managing budgets in line with the scope of the role. Excellent management and leadership skills with evidence of success in engaging and motivating large teams to deliver business objectives. Excellent written and verbal communication skills - including presentations and face to face communications. Excellent numerical skills.
