As an Analyst - Portfolio Management with Hines, you will work closely with the leadership in the Portfolio Management division of Investment Management in Hines Europe. You will work across carious asset classes and investment platforms and assist the PM team covering portfolio management aspects. Responsibilities include, but are not limited to: + Support IM and regional teams on investment execution and due diligence from a portfolio management perspective + Perform fund impact analysis for new acquisitions, review underwriting and provide fund-level considerations + Support the asset-level Annual Budget process with local country teams, ensuring consistency with underwriting, investor's approvals and fund-level goals + Support the creation of fund-level Annual Plans, cash flow analysis and liquidity plan + Oversee the execution of the asset-level business plans led by regional teams and ensure they are implemented according to the fund requirements and restrictions + Analyse and make recommendations to Fund teams regarding new asset-level initiatives (lease events, capex projects, financing, etc), hold-sell analysis, etc + Obtain Fund/investors' approval for required matters: new leases, external service providers, financing, etc + Support the liquidity planning process, capital calls and distribution notices + Review and coordinate with Fund Finance team the accuracy of quarterly asset reports from regional teams and implementation of updates in Argus and portfolio financial models + Produce investor portfolio reporting and assist IM on investor queries for specific funds + Supports investor communication, forecasting, and NAV calculations + Assist in the implementation of fund level initiatives in collaboration with central Hines departments (Tax, Legal, Finance), country teams and external advisors. + Support the portfolio appraisal process + In collaboration with IM and Central Hines departments, support sale processes led by regional teams (sale DD, SPA, cash repatriation, winding up local operations etc) Minimum Requirements include: + Bachelor's degree in Accounting, Economics, Finance or Real Estate from an accredited institution + One or more years of work experience in a commercial real estate investment, finance or research function + Strong communication, listening and organizational skills + Strong report writing skills/presentation skills + Strong analytics skills and proficient with Argus, excel, word and PowerPoint + Self-starter + Positive attitude and team player who embraces collaboration + Flexible approach to work and willingness/ability to travel + Accurate under time pressure and exceptional attention to detail + Excellent communication skills with fluency in written and spoken English and German Hines is a privately owned global real estate investment firm founded in 1957 with a presence in 205 cities in 24 countries.
