MEP Manager (Permanent) major Contractor Location: South of England Salary: £60,000 - £65,000 per annum Package Position: MEPS Services Manager Build (Operational Building Services Mechanical, Electrical, Sprinklers, Refrigeration and Utilities) Ref: CLI-11150 Reports to: Building MEPS Operation Manager (overall), Regional Senior MEPS Manager, Project Managers and Project Teams according to respective projects requirements Key Objectives: Communicate, collaborate and provide comprehensive professional advice with regards to Building Services delivery, risk and opportunity. Provide support and advice for the on-site Project Teams to ensure the smooth running and delivery of the Building Services elements from design to commissioning and handover ensuring these elements are successfully delivered. The works scope is to be tailored to the individual project time allowance forming part of the preliminary books, which is to be confirmed to the MEPS services assistant formally by the Project Team and Regional Senior MEPS Manager at commencement of the project. From the mobilisation stage this will involve working with the project team to achieve the following: Attend the Tender handover meetings. Assist the project team to appoint supply chain. Assist in preparation of documentation for order. Obtain and comment on supply chain IRS, programme and project execution documentation. Review sub-contractors program integration with construction program and IRS specifically ensure the items are aligned. Ensure the program release of information is aligned with the design segment master programme and MPR. Review the Construction sequence Review of external services ductwork, trenching, plinths and associated BWIC for the MEPS. Water tightness dates/deadlines Closures of ceilings / walls / floors Utility connections and establishment of Utility tracker Integration with other MEP related contractors (Lifts, Escalators, Doors etc) Adequate provision for commissioning The enforcement of the programme requirements remains with the Project Manager and the MEP sub-contractor manager directly. Arranging timely delivery of utilities and providing technical support on these items including completion of the utilities tracker for inclusion in the MPR. Working with the Design Manager / Coordinator MEP design coordination with structure and items that require M&E provision Design sign off by client Samples sign off Part L 'design’ sign off BREEAM Design Stage Compliance During the construction phase, working with the Project Management team and subcontractors to monitor and provide support with: Installation sequencing and technical input Progress review and drop line progress Quality assurance At completion stage to manage the commissioning and handover of the services: Commissioning Management Systems Integration Consultant Witnessing Client Demonstrations Review M&E Section O&M manuals Part L 'As Built’ sign off for M&E Aspect of project End User Training Completion of BREEAM information Specific Examples a) Mobilisation - Attend tender handover meeting where the following should be in place: Scope of work Proposed Sub-contractors Utility Quotes BREEAM target L2A Compliance Documents b) Contract Stage Review and 'Trouble Shoot’ the implementation work undertaken by M&E Subcontractors. Liaise with Subcontractors, the Architect and the Client on key technical issues. Provide a strong supporting role to Site Managers during commissioning of new services and M&E facilities. Provide specialist input into O&M Manuals Assist the Commercial Team with any commercial items such as applications, variations, claims and Final Accounts c) Post Contract: Attend Client Inspections of completed works when needed. Act as a point of contact with Clients and Suppliers for post contract M&E issues - when specialist input is required, not simply managing the site manager’s or subcontractor’s snagging work.
