Overview
Property Manager – Managed Developments Edinburgh – Salary Guide: £25,000 to £27,000 Fantastic opportunity to join this extremely professional Property Organisation as part of their Edinburgh Team. Ideally you will have experience working in a similar role; taking on board a wide remit of tasks you must be ‘super’ organised and not afraid of hard-work. The Property Manager is responsible for the smooth operation and management of a property portfolio of residential developments. The successful candidate will maintain control over their allocated developments and help with the smooth running of the factoring department as a whole. Work involves the organising of general repairs and maintenance, the processing of insurance claims where applicable and dealing with periodic fabric and maintenance schemes. Please Note: Attending any Proprietors’/Residents’ meetings, many of which will be out with normal office hours Full UK Driver’s Licence is a MUST. Required Knowledge and Understanding • Excellent communication skills • A high level of personal organisation • Initiative • Ability to work to deadlines and under pressure • A general awareness/knowledge of property maintenance issues Excellent Time Management Skills Key Skills and Competencies Communication - A desire and an ability to communicate effectively and efficiently is essential. It is important you have excellent verbal and written skills and an ability to convey complex information in simple, easily understood, terms. (good grammar) Negotiation - Ability to understand and negotiate best available contract rates and specifications for any common services Customer Service / Customer Service / Customer Service – this is vital at all times Problem Solving - Ability to make objective decisions when faced with disputes, problems, complaints and to resolve such issues to everyone’s satisfaction. IT - A sound knowledge of standard IT platforms. Relevant Qualifications • Degree in a property related discipline is advantageous but not essential Attitude – A ‘can do’ attitude is key Duties • Providing a high level of service to owners, and Residents’ Committees • Carrying out regular meetings with property owners on request to ensure continued good service • Proactively inspecting developments regularly • Attending Residents’ Committee meetings and AGMs and taking minutes when required • Maintaining property records and associated administration systems • Overseeing daily reactive repairs and maintenance works • Managing development budgets and any account arrears • Communicating effectively at all levels • Dealing with all correspondence and telephone calls within agreed service level timescales • Working closely with contractors and building good connections • Co-ordinating project works on developments liaising with property professionals • Managing insurance common claims on behalf of owners • Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organisations.
