Overview
MMP Consultancy currently have an opportunity for 2x Asset Projects Managers to join a Housing Association based in Croydon. This will be a permanent post paying £47,646p/a. Job Purpose: To assist the Head of Strategic Asset Management and the Strategic Asset Management Lead within the implementation of complex performance assessment toolkits and analytics to provide insight into current and future asset performance. To identify efficiencies, trends and risks and to recommend and implement suitable actions that ensure portfolio financial efficiency by reducing in-management costs per unit and optimising the impact of investment. Principal accountabilities: Assist the Strategic Asset Management Lead with producing and implementing suitable methodologies for costed asset investment programmes utilising data from various sources. Ensure five year and 30-year programme of works are reviewed and updated annually. Assist with formulating and implementing the Asset Management Strategy in making the best use of our property assets and providing sector leading asset management services. Develop expertise in asset performance appraisal toolkits to ensure methodology and assumptions reflect my client's business strategy. Model various scenarios in order to identify opportunities and make recommendations for investment and de-investment based on up-to-date and accurate information, lifecycle planning and non-financial criterion. Lead on commissioning of various external specialist consultancy services to obtain robust and independent advice, critically assess various options and implement an agreed phased programme for stock rationalisation strategy. Provide reliable bottom-up forecasts from unit level to group level, across housing typologies and business areas, enabling option appraisal scenario modelling against the central data model to identify operational and financial performance of our asset Deliver annual disposals programme in line with Stock Rationalisation Policy and annual target. This will include identification of properties for sale, generating financial and other data to enable a property appraisal, obtain necessary contents to dispose and implement actions to dispose of properties to maximise return to my client and minimise costs. Support and assist budget holders in the preparation of annual budgets and forecasts to ensure they are in line with agreed business delivery plan. To assist with the design of stock condition survey data form, procure external consultancy support and implement stock condition survey programmes of the housing stock and related assets. Work with the Data Manager to ensure the collection and maintenance of accurate data using it to inform, update and validate business planning and programming. Review financial hurdles and lifecycles and run scenarios based on a range of assumptions and parameters to assist in the production of financial and work plans and programmes Deliver outstanding customer services and ensure complaints and queries are dealt with promptly and effectively so as to provide a satisfactory resolution at first point of contact.
