Overview
Head of Asset Management London Very competitive salary Monday to Friday 9am-5.30pm We have an exciting opportunity for a Head of Asset Management to join a successful and established company in London. Your role would be to head up and provide management surveying services to a broad range of commercial and private clients. The role involves managing a growing team of management surveyors, be responsible for growing the portfolio and undertake a full range of management surveying services across all property types for an existing client base. You will oversee a team of 2 which will grow over the coming months. Main Duties And Responsibilities: Manage multi-site commercial property instructions and our internal portfolio. Ensure the portfolios Health and Safety is compliant. Be responsible for the facilities and contractor management relating to the portfolio managed. Advise on mix use schemes, lease agreements and acquisitions. Re-negotiate lease agreements and extensions. Manage a team of management surveyors at all levels. Oversee refurbishment projects Take responsibility for compliance relating to sites under management, acting on any issues relating to non-compliance and escalated issues. Carry out property inspections Take responsibility for ensuring that all necessary insurance valuations are undertaken Take responsibility for taking the appropriate action in response to any legal notice received in relation the managed portfolio. Reading of leases and ensuring accurate data is maintained on the system. Ensure rent demands are raised accurately and on time. Ensure credit control targets are met for rent and service charge collections. Ensure all tenant application fee invoices are raised and paid promptly. Review service charge cash flows and budgets Approve service charge year-end reconciliations in accordance with client instruction Required experience This role requires the candidate to have the following: RICS qualified 5 years post qualification and have excellent property experience Constantly updating knowledge of legislation relating to property management Able to build and maintain client relationships Strong business development skills Able to build and maintain tenant / customer relationships Understand the principles of lease structure and be able to read and understand a lease Be able to apply legal principles of tenant applications for consent and the processes to be followed Service charge knowledge Understand VAT, banking and credit control methods As well as these technical attributes this role requires someone with exceptional interpersonal skills, confident and assertive when needed, and the ability to prioritise efficiently to deadline. This role also requires an awareness of discretion.
