​Overview Assistant Property Manager Dandara Living are seeking a Assistant Manager to support in the management of the Aberdeen build to rent operations. The Point community will be home to around 500 residents once stabilised. Key Roles & Responsibilities Staff management listing of units available for rent Conducting viewings Working knowledge of the TDS rules and regulations Researching competitors and keeping abreast of the local lettings market Keeping up to date with legislation and communicating relevant developments to the team Staff reviews, ensuring all KPI’s are understood and met Assist in the organising and planning of open days and residential events Making sure all company and legal requirements met by applicants prior to move in Thorough knowledge of all relevant IT and management systems required Deputise for the City Operations Manager Facilitating Deposit deductions, negotiations and repayments Organising and inspecting vacating maintenance works Staff reviews, ensuring all KPI’s are understood and met Ensuring that all vacant properties are in the best possible viewable state Assist in budget preparation ensuring all line are captured Responsible for the staff training Leading the team by setting examples of best practice Organising and planning open days and residential events Cover in the absence of the City Operations Manager Ensure all applicant KYC and Right to Rent documentation is in place prior to move in About You Excellent attention to detail is essential Previous management experience in a complex residential property management role is essential 3 years’ experience in the Hospitality, BtR, PRS or PBSA sectors Customer service experience, including negotiation skills and dealing with difficult situations Proficient in the use of Microsoft office packages including Word, Excel and Outlook as well as other systems such as databases or booking systems Good technical knowledge and previous experience of residential property repair, refurbishment and construction Knowledge of Landlord and Tenants Act and Housing / Rents Acts Legislation Demonstrable understanding of H&S requirements on site Possess a sound understanding of legislation relating to chemicals and dangerous substances i.e. COSHH.
