Purpose of job The role covers all aspects of Professional Building Surveying services including (but not limited to) Fit Out management of customers' works (LtA), Dilapidations, Due Diligence, Technical expertise, and Preventative Planned Maintenance programme on assets in the portfolio. You will assist in providing technical building surveying support and guidance to all teams within Landsec. The role does not include any management responsibilities for other members of the team. Principle accountabilities * Support the Associate Director of Building Surveying as needed in developing the Building Surveying Team functions and processes within Landsec * Provide support and guidance on all Surveying issues, including but not limited to; Licences to Alter, Dilapidations, Due Diligence, Schedules of Condition, Party Wall, Pathology and reactive maintenance matters. * Assist in the management of the annual PPM Survey reports for Service Charge and Non Recoverable budgeting. * Managing projects within the planned maintenance framework as principle lead, and acting as Contract Administrator as needed or Managing External Consultants undertaking CA duties. * Undertake CDM duties for the PPM works. * Ensure proper financial and contractual management in all areas. * Bring to the attention of the Portfolio, Operations and Development teams any outstanding works or defect rectifications needed to facilitate the customers' or landlords' works. * Oversee or carry out the repair of day to day projects, including leaks, breakages etc. if beyond the technical ability of the Operations team. * Maintain personal contact with customers and act as point of contact and reference for all stakeholders. * Assist as needed in the review and approval of design for fit out works in FRI, Managed or New developments. * As directed assist in the periodic fabric inspections of FRI and Managed properties and prepare reports or manage external consultants to do the same. * Assist in the provision of a surveying and design service from inception to completion principally on non-notifiable projects. This may include liaising with consultants; estimating project values; preparing tenders; liaising with customers; reviewing with internal teams and obtaining budgetary approval for capital and revenue expenditure. * Ability to make all decisions commensurate with this job role. Knowledge, experience and qualifications Essential * A background in Building Surveying Consultancy * A good understanding of budgeting and financial management * A history of successful involvement in maintenance, both planned and responsive * Demonstrable understanding of all elements of Building Surveying and fabric management * Degree qualified in Building Surveying * MRICS qualified * IT literate (particularly CAD) Desirable * Experience of working on a diverse Portfolio previously, from either Client Side or Consultancy * A good understanding of Asset Management priorities
