Job Description
One of the UK's leading national franchise agency is looking for a Sales & Letting Negotiator. Based in the heart of Birmingham city centre their team is expanding and are now looking for a confident Sales & Letting Negotiator. As a Sales & Lettings Negotiator, you will be responsible for finding great tenants for new homes to rent. And helping landlords rent their properties to the right tenant. You will be expected to do the occasional routine task, ensuring properties meet health and safety requirements, preparing for daily viewings and dealing with any issues that may arise from any of your properties. All in all, it's a largely varied job that will require perseverance, but the rewards more than make up for it. As a Sales & Lettings Negotiator your role will include: * Efficiently dealing with Landlord and Tenant enquiries over the phone and face to face * Communicate effectively with landlords and vendors by taking offers & instructing them within 24hrs of receiving them. * Visiting all properties available to Let within 24 hours of instruction * Registering applicants on the phone and walk-ins * Meet and greet all people entering the office as appropriate * Arranging and carrying out viewings as required and establishing rapport with applicants * Feedback to Landlords, Tenants and Applicants following viewings * Weekly matching of applicants and twice weekly applicant call out. Weekly report for landlords. * Call through archive Applicants * Maintain database of relocation agents in the area (touching base with companies) * Negotiating the terms of tenancies with landlords and tenants * Negotiating renewals when applicable for properties and managing the paperwork * Preparing comparable as appropriate * Meet and greet and give comparable market stage of business * Arranging for re-evaluation by MD of any relets and prepare for remarketing * Ensure the team is aware of any terminations and the relevant action is in place * Prepare new properties for marketing * Liaising with photographers regarding appointment * Routine inspections of landlords' properties to ensure tenants are observing their obligations under tenancy agreement. As a Sales & Lettings Negotiator you must have: * Excellent organisational and prioritisation skills * Excellent written and oral communication skills * A professional, positive, ambitious and enthusiastic approach * A strong customer focus * Desire to meet and exceed targets * Must be target driven * Intermediate in MS Word, Excel, & Outlook skills * Full UK driving licence * Must be ambitious and highly motivated * Superb negotiating skills * Being responsible for negotiating lets * Should have previous sales experience ( At least 1 year ) * Excellent customer service skills * Excellent organisational and planning skills * Local knowledge of the required area * Well-presented and confident in dealing with clients both in person and over the phone * Must be a team player but also able to work on their own and use their own initiative.
