Overview

We have an exciting opportunity for a Property Manager to join our busy offices based in Watford on a temporary basis for 6 months with the possibility of an extension. We are looking for someone to start ASAP, working 37 hours per week, at £600 - £800 per day. As the Property Manager , your main duties will include: Oversee the management of the Council's property investment portfolio of over £380m of assets, currently delivering c£16m of rental income, to maximise overall returns. This includes c£200m relating to Croxley Business Park. To oversee the development of aspects of the asset portfolio, such as the gateway development phase of Watford Business Park - 85,000 sq. ft. of new industrial space and employment creation. There are a number of regeneration schemes including the JV with Kier for the large scale redevelopments around Riverwell. The appointed person will play a key role in supporting the successful delivery of the scheme and will specifically advise on property-related aspects. Following the COVID-19 emergency, it is anticipated that there will be a significant number of rental reviews and property-related investment decisions this role will have to decide or make recommendations on. To be successful for this Property Manager post you will need to have: Overarching: development experience used to take responsibility and driving through solutions. Educated to degree level. Full RICS qualified. Very good understanding of property development and investment processes. Knowledge of project and programme management methodologies. Demonstrable project management within the property sector. Familiarity with EU procurement, property and planning processes. Good financial/commercial skills in developing or evaluating bids and development appraisals. Preparation of Tender Documentation. A successful track record of working on development and regeneration projects (residential, mixed-use, commercial schemes including negotiating and closing deals). Experience of carrying out financial modelling, financial and scheme appraisals, project financial forecasting, cost/benefit analysis, value engineering. 121 Jobs is acting as an Employment Business in relation to this vacancy.
