Manchester - Student Property Manager Responsible to Office Manager Company Fantastic opportunity for the right candidate to work within a busy and award winning Estate and Letting Agent, helping to oversee the letting and management of several hundred HMO's across Manchester . If you’re looking for a job in which no day is the same, look no further Core Expectations You will be responsible for the day to day management of a student lettings portfolio made up of between 60-80 HMO's (Houses in multiple occupation). You will be pro-active in solving maintenance issues that occur during tenancies, communicating with landlords, contractors and tenants at all times to find the most efficient and effective solution. You will be in charge of coordinating move ins, move outs, deposit disputes, inspections and inventories across your portfolio. You will be part of the marketing and lettings of your portfolio, constantly assessing the competition in the area and considering ways in which you could push your properties. You must ensure processes, systems, policies and procedures are adhered to at all times. It is essential that all legislation, including safety certificates relating to the properties are kept up to date. In such a competitive market you must have a pro-active nature, providing your landlords with advice and guidance to ensure their properties are kept to a high standard and meet the student markets expectations. You must have strong administration skills, taking charge of drawing up tenancy agreements, arranging contract signings and ensuring all relevant paperwork is received promptly including guarantor forms, ID and deposit registration You will be in charge of issuing notices accordingly to active tenancies in the legal timeframe. You should have an understanding of accounts in order to liaise with our external accounts team regarding payments, arrears and invoicing. You must be committed to achieving excellent performance and delivering an excellent management service. Skills and Abilities Essential Experience in a customer focused role Very strong planning, administrative and organisational skills Ability to work under pressure, prioritise workloads and to work to strict guidelines. Confident communication skills including written work, presentation skills. Ability to work independently and as part of a team. Ability to record and manage accurate information and detailed data. Ability to demonstrate a commitment to equalities in all areas of work with customers, members of staff. IT literate in standard office applications and able to manage computerised databases. Good Numeracy skills. Full driving license (Your portfolio will cover the majority of Manchester, it is essential that you have a driving licence and mode of transport) Experience ( Preferable) Experience within the property OR maintenance industry. CFP Winman proficiency. (Or alternative Property Software) Experience in dealing HMO's preferred but not essential. Salary £22,000 depending on experience and industry relevant qualifications gained. 41 hours per week (based on a 3 week rotation including working every 3rd Saturday) Office opening hours 9.00-5.30pm Monday - Friday/10-4 Saturdays Benefits 28 days holiday (including bank holidays) Extra day holiday for birthdays Overtime available
