Lettings Inspection / Inventory Clerk - Selly Oak - £20k Monday - Friday My client is a professional and recognisable independent Lettings and Estate Agency brand within Selly Oak and surrounding areas. They are dedicated in delivering a personal and high quality level of service to all customers. An exceptionally busy branch who are now looking for an additional team member to carry out inspections and inventories. Main Duties to include: ·H&S Pre-Inspection Check. Undertake H&S property inspections as preparation prior to the Inventory Schedule of Condition. This is to ensure the property is free from H&S issues and adheres to HMO regulations (where applicable) and the HHSRS Act (relevant to all properties), identifying all maintenance issues for repair including whether the property needs a clean prior to the tenancy start date. ·Carry out Schedule of Condition (Inventory) ·Interim Inspections - An interim property inspection report is arranged once a tenancy is underway. The purpose is to note any changes in the condition of the property’s fixtures and fittings. This alerts Landlords to any damage that may have occurred due to faulty equipment or possible tenant mistreatment. ·HMO Properties (Licence and Non-Licence) In addition to the residential interim property inspections, HMO inspections are more detailed, and the Clerk must be conversant with HMO Regulations in order to effectively undertake the inspections. ·HMO Monthly H&S Checks Must be checked monthly, visits logged confirming test of the fire systems etc in order to adhere to the HMO Licence regulations. ·Checkout Inspections - The Check Out process is the most important aspect of the tenancy term, comparing the checkout condition against the original Schedule of Condition and Inventory. Details must be accurate to ensure the Property Management team can effectively handle the deposit return. ·The Clerk would also assist in any other requested tasks in order to ensure the smooth and efficient running of the Property Management Department. All duties to be carried out with due diligence as specified with legal requirements. Key Skills Required: ·You must have Lettings Inventory / Inspection experience ·Must have strong communication and presentation skills ·Industry recognised qualifications such as APIP, ARLA, NFOPP and NAEA are advantageous ·Full UK Licence and own car for which mileage will be paid
