Look below and apply today The role: Team Management, reporting on individual/team performance, 1-2-1 assessments,/needs, conduct training, manage recruitment and deal with staff issues (attendance, sickness, disciplinary). Ensure inspections are carried out as per agreements, and works recorded are completed within specified guidelines, including Risk Assessments. Ensure that Management Agreements are in place for all clients and developments, and Property Managers are preparing budgets effectively with detailed notes. Ensure all developments managed by the branch are kept insured and records of insurance are maintained, but also assist Property Managers with options for arranging insurance payments if client is operating on limited funds. Attend Leasehold Valuation Tribunals and County Court hearings as and when required to give evidence in support of the client's (or HLM's) position. Ensure Property Managers hold regular client meetings; on site meetings, AGMs, EGM and Directors' meetings; but where appropriate attend meetings with Property Managers to give support. Act as escalation point for client complaints, but support property managers with incoming requests. Ensure Property Managers obtain alternative quotations for services as required by the clients / landlords and in compliance with the lease or other legal documentation in place at the property Ensure Property Manager approve and submit Clients' Supplier invoices promptly Approve and sign all Clients' supplier invoices in excess of £250 Review, authorise and submit branch invoices, as well as review the monthly branch Profit & Loss Report and cross-reference costs with General Ledger Extract, listing monthly costs. Undertake all duties usually associated with leasehold property management, in accordance with agreed company procedures, the management agreements and the legal documentation in place. Carry out all duties within ARMA guidelines and RICS code of practice Be an active team leader; motivating and encouraging development of any staff working with you in the management of your portfolio You will: Be an experienced Property Manager, with good experience managing properties and staff. Be a Member of the IRPM (MIRPM).
