We also work with housing associations and local communities to deliver affordable housing for local people in rural areas. We are now looking for a Quantity Surveyor to join our team based in Warwickshire. You will be a key member of a small and supportive team. You will have the chance to interact across all disciplines and to influence the individual identity of each scheme. The Role As Quantity Surveyor, you will report directly to the managing director. You will be responsible for the negotiation, assignment and management of contracts for the supply of both materials and sub-contract services, ensuring that goods and services meet quality standards. You will ensure the cost of development projects are controlled and budget targets are met through accurate forecasting and feasibility assessments. Specifically, your role will involve: - Preparing, monitoring and reporting detailed project budgets, monthly cash flow forecasts and monthly valuations - Issuing main contract tender enquiries for groundworks (based on JCT) and sub-contract tender enquiries for all other trades involved in the housebuilding process, analysing tenders, negotiating final pricing and placing contracts - Valuing main contract and sub-contract work and certifying payments - Working with the managing director and construction director to review and update trade specifications and contract documentation and to identify site specific requirements - Scheduling materials from detailed working drawings - Negotiating material prices with suppliers, with regular reviews of alternative materials - Preparing cost estimates for project feasibility studies - Participating in the design process to assess cost implications About You To join us as a Quantity Surveyor, you will need: - A minimum of 10 years’ experience working as a Quantity Surveyor within the housebuilding sector - Ideally an industry related qualification, such as HNC/HND, Degree or RICS - A strong technical knowledge of housing construction - Good working knowledge of construction and contract law and a strong understanding of JCT - Strong Excel spreadsheet skills Working hours will be between 9am – 5:00pm, with some flexibility needed.
