Overview

Position Overview As the Mechanical Engineer for Mailbox, which is an iconic and vibrant estate in the centre of Birmingham, the UK’s second city. It is the UK’s largest mixed-use destination outside London. Mailbox has attracted a large number of ‘blue chip’ occupiers such as BBC, Harvey Nichols, Armani, Everyman Cinema and WSP to name a few, in this prestigious city centre location. Operating in this stunning environment, we are pleased to offer the role of Electrical Technician. It will be your responsibility to be part of the team who maintain and operate the estate on behalf of Interserve and our Client. Working as part of a 3 person maintenance team and a wider 60 person site team; effectively delivering a service of maintaining, securing and facilitating the UK’s largest mixed use development outside of London. Main duties are to effectively carry out routine Pre Planned Maintenance (PPM) and complete reactive maintenance tasks in all Landlord areas. Responsibilities: Carry out a variety of daily, weekly and monthly based mechanical and electrical PPMs Carry out Statutory PPMs that fall under Approved Code of Practice (ACOP), British Standards, Electricity at Work Regulations, PUWER etc Carry out repairs to building mechanical and electrical systems problem solving to rectify issues Determine cause of potential failure or performance deterioration, and either complete remedial work during shift or brief subsequent Manager on issue, cause and recommended solution Complete job sheets and reports where necessary Work with other team members to assist in their PPMs or other duties Record and update the contracts CAFM system with reactive, remedial and PPM works undertaken. To be familiar with and understand the approved Code of Practice and guidance for the control of Legionellae in water systems (HSE Book L8) and statutory water regulations. To be deemed competent as per the Legionellae Policy. Interpret and work from all instructions, drawings and specifications appropriate to his/her own trade, without supervision. To maintain workshops and working environment in a clean, tidy and safe condition. To maintain and efficiently run plant and equipment as appropriate to his/her own trade. To be contacted by radio to receive instructions. This can involve frequent disruption to work patterns. Upon activation of fire alarms ensure availability to attend as directed, to liaise with Staff and Fire Brigade to determine cause. Carry out complex fault finding and diagnostics of plant equipment and systems. With use of fine tools and test equipment if required. To be progressively and suitably trained to acquire elements of extra skills with the intention of reaching levels of flexibility and competence to enable them to achieve and apply the ability where required to perform the above. Pass knowledge gained to others. Produce if necessary list of materials to carry out remedial repairs or alterations to current task. Report if stock of consumable items or spares are low. What we are looking for Essential Training mechanical Previous experience of HVAC Previous experience of plumbing and pipework Gas Safe certificate Previous experience in a labour intensive role Excellent communication skills Ability to work on own initiative and as well as part of a team Ability to work under pressure and meet deadlines Experience in working in the commercial sector Ability to plan their own workload and stick to deadlines Minimum of 5 years experience as a qualified mechanical engineer Be multiskilled in construction based trades Competent use of hand held tools, including power tools Awareness of the Health & Safety at Work etc Act 1974 Professional appearance. Good communication skills (face to face/radio). Ability to use own initiative, taking a proactive approach when appropriate. Ability to work alone or in a team. Ability to apply the application of knowledge gained through experience in dealing with a range of work procedures and practices some of which are non-routine. Conscientious and reliable. Desirable City & Guilds qualifications (Mechanical) 18th Edition Training electrical Qualifications in a construction based trade Previous experience in a Facilities Management environment Driving Licence MEWP (3a / 3b) licence FLT licence IOSH Working Safely Additional Information Permanent Hours of work - 40 per week Rotating shift over 5 over 7 days (Including weekends) Full Time Opportunities for overtime
