Overview
Be the senior asset manager in charge of lettings for both the commercial and residential portfolio to increase revenue across the business and per employee. The role will also call for maximizing the portfolio value by creating and running value add initiatives. Client Details The client is the asset management function of a development company. Their portfolio consists of high-end residential and commercial properties in the Greater London area. In addition, they act for both landlords and tenants in the acquisitions and disposals of commercial property. Description The role is split up into 6 key categories: Lease Management: - Negotiating, agreeing and drafting new leases, and rent deposit deeds for smaller commercial units. - Negotiating, agreeing and overseeing the drafting of all Assured Shorthold Tenancy Agreements. - Negotiating rent reviews and lease renewals Asset Management: - Identify asset management opportunities - Overseeing production of the property performance reports for each development Management of Sales Properties: - Register and contract developers to the H2B scheme - Preparing Marketing Reports/ Comparable evidence for clients New Business : - Win new business and instructions - Win business from existing client referrals - Searching for commercial development sites on behalf of clients Management of Back Office Staff: Management of Reporting: - Agreeing terms of business with clients for each instruction Profile The successful candidate will be MRICS qualified with significant asset management experience. Individuals with people management experience are desired. Essential qualities: - Previous experience leasing and letting commercial property - Demonstrable history of initiating and driving value add initiatives - Knowledge of L&T, ability to conduct rent reviews/ lease renewals - Strong negotiation skills - Previous experience leasing and letting residential property (desired) Job Offer The successful candidate can expect: - Competitive salary package - Take control of the asset management strategy for the business - Central London office in West End
