Overview

Job Description To support the ongoing growth of Interserve Construction, the South Wales Regional business is looking for a Building Services Manager to assist and oversee pre-construction and live projects. This is an excellent opportunity for an enthusiastic Building Services Manager to work for a Tier 1 Contractor based in South Wales. The ideal candidate will have previous experience working for a main contractor in a similar or equivalent role, with previous experience working on health care projects being advantageous. Roles & Responsibilities Pre-Construction Assist with bids and pre-construction activities and input into Contractor’s Proposal documents Carry out appraisal of tender documents, forming part of tender enquiry package and advise Regional Estimator/Quantity Surveyor on risk, opportunity and technical issues Liaise with consultants/sub-contractors throughout the tender period regarding technical queries, clarifications, alternatives, attendances, programme and logistics Liaise with the pre-construction team and review MEP tender returns and advise on technical compliance, risk, opportunity and validate any VE or alternative proposals Review MEP design information and undertake gap analysis Review and advise on attendance of builders work requirements Manage consultants and subcontractors and the preparation of design submissions or contractor’s proposals as appropriate Work closely with design managers regarding co-ordination of interfaces and across wider disciplines Input into and attendance at Pre-qualification interviews Design Activities Ensure MEP designs are economic and do not exceed budget and are compliant with the works information, code and best practice Carry out cost checks on MEP design proposals and escalate serious deviations as appropriate Monitor, co-ordinate and control the flow of MEP design information to ensure the timely release of information for construction activities Ensure the M&E design is validated on completion of the works Attend design team meetings Arrange and lead MEP design meetings with subcontractors and clients and produce minutes Comment on MEP, architectural and engineering design drawings Review co-ordination drawings Ensure MEP information released for construction has been reviewed by the supply chain, subcontractors and construction team and amended/signed-off / approved prior to issue for construction Construction Activities Liaise with and oversee MEP subcontractors Produce Risk and Opportunity Schedules Assist with the management of Statutory Services Providers, Electricity, Gas, Water and Telecoms Deliver the MEP aspect of the project within budget while optimising cost and quality Ensure that correct controls are in place for monitoring of MEP progress inline with scope and programmed works Arrange and lead specific workshops and meetings as required Vet, review and comment on technical submissions Prepare and agree quality inspection and test plans specific to MEP scope of works with MEP subcontractors Witness stages of installation and sign-off systems testing Witness equipment pre-commissioning testing The management of NCR’s (non-conformance reports) and corrective action reports Oversee the MEP document quality produced by the Subcontractor To comply with Health, Safety and the Environmental requirements on each contract, in compliance with current legislation and as contained within the Health and Safety Management System. Where unsure and assistance is required liaise with the appointed Health and Safety Advisor. At all times, actively lead by example as a representative of the Company ensuring that all working relationships internal and external customers are consistent and to the highest standards Reviewing and signing off method statements and risk assessments as appropriate Ensuring that the Company Quality Management Plan and Project Quality Management Plan are understood and complied with Knowledge Skills & Experience The successful candidate will have:- Building services qualification Degree, HND or equivalent A mechanical bias preferred CSCS Managers Card SMSTS qualification Healthcare and Education experience Experience of working for a main contractor Experience in the delivery of large scale D&B projects Capable of supervising site staff if required Computer literate and possess good negotiating skills Must hold a full UK driving licence Person Ability to work within a team and motivate others Ability to communicate with a range of people at all levels, both verbally and in writing Client and customer focused in order to build productive relationships Ability to make reasoned and informed judgements and decisions Adaptable and flexible
