Overview

Property Manager Permanent Telford Your new company A dynamic and growing company are recruiting for a Property Manager on a permanent basis. This is to join a friendly and hardworking team. As Property Manager you will be responsible for day to day management of the residential and commercial property portfolio. Your new role Act as key contact for tenants, maintaining good communication and dealing with any tenancy queries/issues throughout the tenancy. Complete full inventory to ensure smooth check in/check out for tenant/landlord. Notify utility companies of new tenancy details or change of occupants including meter readings. Liaise with estate agents, dealing with any queries from potential new tenants. Manage tenancy deposits; comply with deposit schemes regulations, prepare dilapidations and handling deposit disputes in an amicable and professional manner. Monitor rental income and pursue any unpaid rent in an appropriate manner and line with agreed process. Schedule and carry out property inspections throughout each stage of tenancy. Report any property inspection findings to landlord. Arrange and manage through to completion routine minor property maintenance. Obtain comparison quotes from contractors. Inspect all completed maintenance works to ensure standards are met. Liaise with tenants and contractors for works to be carried out. Ensure compliance with legislation and safety certificates for all properties. Manage tenancy renewals, ensuring all documentation is completed as necessary. Prepare and maintain property information packs for tenants. Deal with any insurance claims; notifying insurers, completing claim forms and managing the process to settlement. What you'll need to succeed In order to be considered for this role you will need experience in the following: Previous experience in property management. Strong planning and organisation skills, with the ability to prioritise workload and coordinate multiple tasks. Resourceful, you can think on your feet and enjoy finding the solutions. Excellent communication skills, both written and oral. Excellent IT skills, proficient in Microsoft Outlook, Word, Excel. Current driving licence and own car essential.
