Overview

Client side position: We are proud to be working with a national and international client who are at the forefront of their market space. They are going through a planned expansion throughout the UK and Europe and are on track to be the major player in their chosen field. As part of their planned expansion and to complement their growth they are looking to bring on to the team an experienced Quantity Surveyor in their Bristol based Property Development unit responsible for managing all costs related to developments and/or refurbishment This is an unique opportunity to join a business with an identified and executed strategy and also to work client side. They are a vibrant and positive culture and this position would suit a post qualified QS who is either approaching Chartered status or recently achieved this. Candidates who have worked client side or in a consultancy capacity seconded / for clients would be especially welcome Role Purpose: You will be fully accountable for preparing, managing and reporting all financial costs connected to new property development and/or existing refurbishment. In addition, to contribute to the wider Development team in developing a culture of best practice and continuous improvement Key Responsibilities To assess the high-level feasibility of potential new sites prior to acquisition. Producing detailed pre-acquisition cost plans, including material, time and labour cost estimates. Identifying, analysing and developing responses to commercial risks. Providing input into all budget and capex investment approval processes. Advising on a range of legal and contractual issues. Input into the selection of, and agreeing pricing and sourcing of construction materials. Providing input into procurement strategies. Preparing tender documents, contracts, bills of quantities and other documentation as required. Negotiating and agreeing the services of contractors. Costing and monitoring of all landlord works. Conducting regular project cost reviews. Tracking and reporting all project expenditure in line with finance requirements. Providing input into on site variations and adjusting budget projections accordingly. Analysis of agreed budget versus forecast versus final position. Valuing completed works and arranging payments. Providing appropriate decision making at key stages in the property development process using governance forums where required. Input into continuous improvement of gym formats and design standards. Providing recognition, support and encouragement to your peers to ensure all team objectives are met. Ensuring personal development plans are in place. Positively representing the Development function internally and being an ambassador for the client externally.Being recognised as someone who makes a significant contribution across the Development function About you You should have /be : Holds a degree or post-graduate conversion in quantity surveying. Previous quantity surveying client side or contractor experience. Highly numerate, with excellent cost management skills. Experience of delivering multi-site property developments consistently and at scale, managing an investment portfolio of more than £10m. Ideally has experience working in or with large scale organisations in customer facing industries such as leisure, hospitality, retail or retail banking. A highly capable operator, who can successfully resolve difficult situations and make critical decisions under pressure. Proactive, accountable, hands-on, adaptable and able to react quickly to a fast moving, ever changing environment. An excellent communicator, with the ability to simply convey complex messages and influence at a senior level. Has strong negotiation skills. Experience of appointing and managing third party contractors and advisers to deliver required results. Possesses sound legal knowledge and can successfully apply this with respect to producing and managing contracts. Commercially astute, able to evaluate investment decisions considering member and brand expectations balanced with the required levels of return. Member focused, always striving to improve the experience for all members through own area or working across the business. Process orientated, with the ability to identify and remove waste through applying lean thinking. Able to work cross-functionally, to bring together all parts of the business to deliver the right outcome for members Ideally has a passion for, or an interest in, fitness and leisure.
