We are proud of the services we provide and with ambitious plans to continue this rapid growth, we are looking for an experienced Housing Manager to join our team at our Service Hub based in the Belfast. This is a great opportunity within our Housing Management business, following the success of the Asylum Accommodation and Support Contract win. This role forms part of the front line delivery to our service users who may potentially be vulnerable or have a special housing need. Your role is to provide a home, deliver property management functions and provide the service user with support to look after their home. The role also includes partnership and collaborative working with colleagues, external agencies, third parties and charitable organisations to support community cohesion targets. You will be passionate about delivering a great service to a diverse client group and ensuring Service Users fully understand their responsibilities to maintain property condition. You will ensure safeguarding is at the heart of the service, escalating any concerns and working closely with the Resident Welfare Managers to ensure Service Users have access to the appropriate support. Accurate record keeping and following processes will be key to success. As a Housing Manager, your duties will include- Day to day responsibility and management of a portfolio of homes within an assigned region. In line with Mears Equality, Diversity and Inclusion policy, delivery of a customer focused service to our service users ensuring a tailored approach to meet individual needs whilst being culturally aware and sensitive of circumstances. Delivery of service to ensure safeguarding and welfare of all residents are fully considered in line with processes and that property condition is maintained. Conducting regular inspections to ensure full contractual compliance and successful outcomes of all Key Performance Indicators, internal and commercial targets. Delivery of move in, move out, void and overall property management service; ensuring all risks are mitigated or flagged to management for action. Monitoring and management of repairs and property improvements to ensure minimal impact on service users and good quality and compliant works are carried out. Working collaboratively with Resident Welfare Managers and the service delivery centre to deliver a seamless service meeting the individual and property needs of all our service users. Delivery of performance and service reporting as requested by line manager, escalating all risks and concerns Management of relationships with third parties and landlords to maintain property standards and ensure the needs of service users are met. All records and IT data on systems is updated with accurate and up to date information. This will also need to meet contractual requirements. Undertake adhoc projects and provide support and cover for colleagues and teams within Mears Housing Management Ensure full compliance with Mears code of conduct, contractual terms and group policies & procedures This role does come with a company car as you will be expected to travel across different locations across this area 'The hours of work for this role are full time of 40 hours per week. What are we looking for? If you would like to be considered for this role you will have previous housing experience and ideally experience of managing property portfolios. Ideally you will have experience of working with either vulnerable or diverse client groups as well as knowledge of housing / property . With proven delivery of offering housing solutions, you will have experience of meeting KPI targets and will be able to service several clients with different needs. Excellent interpersonal and communication skills will be required for this position and you should be motivated, able to use your own initiative and have the ability to stay calm under pressure. In addition, exceptional organisational and time management skills are important and you will have strong IT skills. You will also be confident, resilient and able to influence others as well as showing – Output driven to deliver contractual requirements Commitment to put the customer at the heart of the service to deliver a great user experience to a diverse client group Process driven candidates with great attention to detail and meticulous record keeping evidenced by maintaining accurate information on IT systems Continuous service improvement - this is a new contract and we need to be open to sharing best practice to ensure we have the right processes and resources in place Performance culture and collaborative working in order to effectively manage and escalate risk As part of the recruitment process for this role, we will carry out an ACCESS NI & BPSS check, as well as Security Clearance.
